A concrete floor is only as good as what goes on top of it. Bare concrete dusts, stains, absorbs oil, and cracks at the surface. A properly prepared and coated floor is easy to clean, resists chemicals and hot tires, brightens the whole space, and lasts for years — but only when the prep is done right.

What we install

• Garage floor epoxy — the most requested coating in Vancouver homes. Hot-tire resistant, easy to sweep and wash, available in solid colours or full-flake systems.
• Commercial epoxy floor coating — warehouses, workshops, retail, breweries, clinics and food-prep areas, with chemical-resistant and slip-rated options.
• Polished concrete — mechanically ground and densified for a hard, low-maintenance floor with a modern matte or gloss finish.
• Concrete staining — acid or water-based stains that colour the slab itself, then sealed for protection.
• Concrete sealing — penetrating or topical sealers that stop dusting and block oil, salt and moisture.
• Concrete patio and exterior coatings — UV-stable, slip-resistant systems for patios, walkways and carports.

Why surface prep decides everything

Most failed epoxy floors in Vancouver were not bad products — they were bad prep. Coating over a slab that was only degreased and etched leaves the epoxy peeling in sheets within a couple of years, usually starting where the car parks. We prepare every floor mechanically:

• Diamond grinding of the entire slab to open the surface profile (no acid-etch shortcuts).
• Crack and joint repair with structural fillers before any coating goes down.
• Moisture testing — Vancouver slabs, especially below-grade and older garages, push vapour. A moisture-tolerant primer goes down where readings call for it.
• Full vacuum extraction so no dust is trapped under the primer coat.

Epoxy, polyaspartic or polished concrete — which one?

• Epoxy — the best value for most garages and shops. Thick build, strong bond, wide colour and flake choice. Cures over a few days.
• Polyaspartic / polyurea topcoats — faster cure (often next-day return to service), better UV stability so light colours stay light, more scratch resistance. Costs more; often used as the topcoat over an epoxy base.
• Polished concrete — no coating at all; the slab itself becomes the finish. Extremely durable and zero peeling risk, but only works where the existing slab is sound and reasonably flat.

We walk the floor with you and recommend the system based on the slab condition, how the space is used, and how long you can be out of it.

Vancouver-specific considerations

• Moisture and rain — coastal humidity and wet cars mean vapour drive and standing water are constant. Moisture testing and the right primer are not optional here.
• Cold-season curing — unheated garages in winter slow epoxy cure. We schedule around temperature or switch to a system rated for lower temps.
• Strata and commercial buildings — parkade and common-area work needs strata approval, contractor insurance, WorkSafeBC clearance and off-hours scheduling. We handle that paperwork as a routine part of the job.
• Slip resistance — a glossy coating plus wet Vancouver shoes is a hazard. We add anti-slip aggregate to the topcoat wherever the floor gets wet.

What the process looks like

1. Free on-site assessment — we look at the slab, check for previous coatings, cracks and moisture, and confirm what the space is used for.
2. Written quote — system, colour, prep scope and timeline broken out line by line.
3. Clear the space — the floor needs to be empty; we help plan the logistics for commercial sites.
4. Diamond grinding and repairs — full mechanical prep, crack and joint fill, vacuum extraction.
5. Primer, base coat, flake or colour, topcoat — layered to the system spec.
6. Cure and return to service — foot traffic typically 24 hours, vehicles 3–5 days depending on the system and temperature.
