Laminate remains the best value-per-dollar hard flooring for Vancouver homes — and modern laminate is a different product from what was sold ten years ago. Today's boards carry embossed-in-register wood texture that lines up with the printed grain, water-resistant HDF cores rated for 24–72 hour surface spills, and AC4/AC5 wear ratings that shrug off kids, pets, and rental traffic.

Laminate vs. LVP — which one for your Vancouver home?

This is the most common question in our showroom. The short version:

  • Choose laminate when you want the most realistic wood look and feel per dollar, in bedrooms, living rooms, hallways, and upper floors. Laminate's dense HDF core feels more solid underfoot than vinyl and resists dents better.
  • Choose LVP/SPC when the room can get properly wet — kitchens with dishwashers, laundry rooms, bathrooms, below-grade basements. LVP is 100% waterproof; laminate is water-resistant.

AC ratings — what to look for

  • AC3 — light residential. Fine for bedrooms and low-traffic rooms.
  • AC4 — the sweet spot for most Vancouver homes. Handles families, pets, and stairs.
  • AC5 — heavy residential / commercial. Rentals, offices, retail.

We recommend AC4 minimum for most installs — the price difference over AC3 is small and the durability difference is large.

Water-resistant laminate — how real is it?

Modern water-resistant laminate lines seal the HDF core with tighter click joints and hydrophobic coatings, rated for surface spills sitting 24–72 hours. That covers real life — a knocked-over glass, a wet umbrella, a dog bowl. It does not cover flooding or standing water wicking underneath. For genuinely wet rooms, we still steer clients to LVP, SPC, or tile.

Where laminate works best in Vancouver homes

  • Bedrooms, living rooms, hallways — the core application; warm, quiet, realistic wood look.
  • Rental and investment suites — AC4/AC5 laminate is the most cost-effective durable floor for tenant turnover.
  • Upper floors of family homes — dent-resistant under furniture and traffic.
  • Strata condos — installed over IIC 65+ acoustic underlayment that meets typical Vancouver strata requirements.
  • Basements — possible with water-resistant lines over a proper vapour barrier, though we usually recommend SPC below grade.

How much does laminate flooring cost in Vancouver?
Laminate material typically runs $3–$5 per square foot for quality AC4-rated product in 2026, with premium European wide-plank and water-resistant lines at $5–$7/sqft. Installation labour typically adds $2–$3.50/sqft, plus underlayment and any subfloor prep. A 1,000 sqft install usually lands in the $6,000–$11,000 range all-in. We give itemized written quotes after a free in-home measurement.
Is laminate good for Vancouver condos?
Yes — laminate installs well over the IIC 65+ acoustic underlayment most Vancouver strata buildings require, and its dense core keeps footfall noise reasonable. We handle the strata paperwork (insurance, WorkSafeBC, underlay spec sheet) as part of every condo job.
Laminate or vinyl plank — which is better?
Laminate gives a more realistic wood look and a more solid feel underfoot for the money, and resists dents better. LVP/SPC is 100% waterproof and wins in kitchens, laundries, bathrooms, and basements. Many Vancouver projects use laminate in living areas and LVP in wet rooms. We stock both and will show you the same colour in each format at our showroom.
Can laminate be installed over my existing floor?
Often yes — laminate floats over tile, vinyl, and wood subfloors if they are flat (within 1/8" over 6 ft), dry, and solid. Carpet must always come out. We check flatness and moisture during the free in-home measurement and include any levelling in the written quote.
How long does laminate flooring last?
A quality AC4 laminate installed properly lasts 15–25 years in a typical Vancouver home. The usual failure points are cheap product (thin boards, weak click joints) and moisture exposure, not the laminate technology itself. Laminate cannot be refinished, so when the wear layer goes, the floor is replaced — which is why we recommend AC4 or better from the start.
